What this website is

This site describes our villas, our development work and our management services. It is marketing material. Nothing on it is an offer capable of acceptance, and nothing on it forms a contract between us.

Any purchase, lease or management arrangement is governed solely by the signed agreement for that specific property or service. Where anything on this site differs from that signed agreement, the signed agreement prevails.

Property information

Property details, floor areas, layouts, specifications, site plans, renders, photographs, completion dates, pricing and availability are indicative and may change. Renders and visualisations are illustrative and are not a precise representation of the finished build. Furniture, landscaping and styling shown may not be included.

We take care to keep this site accurate, but we do not warrant that every detail is current or free of error. Check the specification in your own contract before relying on it.

Figures and forward-looking statements

Where this site refers to rental performance, occupancy, yield, appreciation or return over time, those figures are historic, illustrative or estimated. They are not a promise, a guarantee or a forecast of what any particular property will earn.

Ownership structure

Foreign buyers acquire Indonesian property through leasehold and related structures rather than freehold title. The specific structure, its duration and its extension terms are set out in the documentation for each property. We will show you those documents. You should have them reviewed independently.
