THE FOUNDATION
We didn't start with a grand plan. We started with a question: what would it take to do this properly?
Founder Luke Andonopoulo arrived in Bali the way most people do — captivated by the island’s energy, its warmth, and the impossible way it balances stillness with momentum. What he found in the property market was something different: a gap between what Bali could offer and what most developers were willing to commit to.
So he built something from scratch. Not just villas, but a standard. A promise that every property bearing the Fabric name would be developed, sold, and managed with the same care you’d put into your own home — because to our clients, it is.
Today, Fabric covers the entire arc of your Bali property journey. Development and construction run through Lumina Build, our building arm, while sales, investment, and hospitality management run through Fabric — from breaking ground to welcoming your first guest, it’s one team, one standard, start to finish.
HOW WE GOT HERE
A decade of building, one decision at a time.
The Years Before Bali
Luke Andonopoulo spends one decade developing construction expertise across international markets — learning what it means to build with real accountability, managing complex projects, and forging the relationships that would later shape Fabric's supply chain and partner network.
The move that changed everything
Luke relocates permanently to Bali. The island's beauty is immediate — but so is the gap he observes in its construction and property management sector. He begins building a local team and establishing the standards that will become Fabric's signature.
The construction arm takes shape
Lumina Build launches formally, completing its first portfolio of luxury villas including the Cascade Collection and Casa Luma. A 300-strong professional team is assembled. A 10-year structural warranty is introduced — a rare commitment in the Bali market.
Fabric expands into hospitality
Recognising that building an exceptional villa is only half the story, we launch a dedicated arm for villa sales, investment, and professional management under the Fabric name. Guests and investors now have a single partner for the entire property journey.
